BOARD RESPONSIBILITIES

The Zoning Board of Adjustment (“ZBA”) consists of five voting members and City Council may appoint four alternates. The ZBA considers requests for variances or deviations from specific zoning ordinance requirements, but does not have the authority to change the zoning classification of property. The ZBA considers special exceptions to the City’s Zoning Ordinance such as waiving or reducing off-street parking/loading requirements, allowing for the restoration of anon-conforming structure destroyed by natural elements back to its non-conforming state based on compelling necessity, and the authorization to construct carports, porches or other open structures in the minimum front yard requirement for a single family residence. Administrative support is provided to the ZBA by the City’s Community Services Department.

Level of Authority: The ZBA is the final authority on all matters for which it is responsible. Any appeal of a ZBA decision is directed to District Court rather than to City Council.

Term Length:  2 year terms.
